Royal Views 1 is the defining villa of the Royal Views ensemble, conceived as an architectural landmark in Benahavís near Marbella. The project occupies one of the most prominent plots in the region, translating location, expanse and privacy into a resolutely contemporary residence of exceptional presence.
The unobstructed views are rare in this form. The panorama opens across Marbella and the Mediterranean coastline to Gibraltar and North Africa. This breadth of vision forms the starting point of the design and shapes sight lines, terrace layering and the spatial dramaturgy of the house.
The architecture follows a calm, powerful line. Horizontal planes and generous openings structure the volume, while floor-to-ceiling glazing merges interior space and landscape into a seamless experience. The proportions are deliberately generous without being ostentatious — the effect arises from clarity and precision.
A central architectural feature is the cantilevered infinity pool measuring 16.5 metres in length. The pool is aligned with the main sight axis and complemented by a striking waterfall. Expansive sun terraces, covered areas and a carefully designed garden with exotic planting and water features at the entrance are integrated into the overall concept.
Entry is through a four-metre-high rotating wooden entrance portal. Beyond it, a generous living area unfolds, connecting living, dining and kitchen into a cohesive spatial landscape. The kitchen is architecturally integrated and fitted with Gaggenau and Miele appliances.
The ground floor features floor-to-ceiling panoramic windows throughout, ensuring direct access to the adjoining terraces.
The upper level is reserved for private retreats. Two generous double bedrooms with en-suite bathrooms and the master suite form a self-contained living level with a high degree of privacy.
The master suite includes a walk-in dressing room and a premium bathroom with shower and whirlpool bathtub. The adjoining terrace extends the 180-degree view across the coast, landscape and sea.
